Home insurers are preparing for a spike in subsidence claims following this summer’s heat wave. Some of the UK’s biggest insurance companies have reported that subsidence incidents are up 20% compared with last year, and the AA reports an annual increase in buildings insurance of 5.7%.
Which properties are most at risk?
Homes and commercial buildings built on clay are especially susceptible to subsidence during hot, dry summers like this one – trees and shrubs absorb all the available moisture, clay can shrink, and buildings can shift on their foundations. Although collapsed drains and trees roots are also common causes of subsidence.
How can you spot subsidence?
Subsidence can be one of the most serious incidents a property can suffer, not only comprising its structural safety, but also its resale value. The most obvious signs are large diagonal cracks in interior or exterior walls, but other tell-tale signs include:
- Cracks that are wider at the top than the bottom
- Large cracks that are found close to windows or doors
- Cracks where extensions join the house
- Doors and windows sticking as frames warp
- Wallpaper crinkling at ceiling joints.
Tips for Prevention
Sometimes subsidence is unavoidable, but here are a few things you can do:
- Don’t plant trees or shrubs too close the house
- If foliage is already there, don’t dig it up as this can cause water logging or instability
- Make sure guttering, pipes and plumbing are well maintained to help prevent leaks
